BUYING a home

I will help you with every step.

I promise to make the process of purchasing a home easier and more enjoyable for you. Sellers will perceive you as a preferred buyer! I will help you locate and assess properties which match your specifications, steering you through the various steps in the Buying process.

Having lived in the South Surrey/White Rock area for 41 years & selling Real Estate for 30 of them, I have seen most of our neighbourhoods develop from start to finish. New schools & services have been built in each new area. I know the value of the different areas & which are preferred, depending on your needs.

I found this home for a lady who wanted one level. It is in an Adult community with an active social calendar.

Your First Step

Your first step is a personal inventory or what it is you want, and what you really need!  Develop a needs vs. wants list. Everyone has a picture of their ideal home. Spend an afternoon working on your priority list!

At this point, it's time for the Initial Buyer Consultation. You know the type of home and neighbourhood you are looking for, and I can point you towards areas on our Peninsula which would best suit you. We will locate good areas in which to concentrate our search, and also a possible price range for your purchase. Our Peninsula offers something for everyone!

The house to the left was purchased by first time Buyers who were thrilled to find a home in their price range! It is modest outside, but has a large lot, an addition, and the interior is fully renovated.

Your Next Step: Loan Pre-Approval

When I have met with you for your for initial Buyer Consultation you will have a  good idea of what you may be looking for your price range. Now is the time to visit your Mortgage Professional to get pre-financing in place. Many people who are long-time customers of a particular Bank or Credit Union will start with that company's Mortgage Rep. As a comparison for you, let me recommend the Mortgage Brokers I am most used to dealing with. There is no extra cost to you if you secure your financing through a Mortgage Broker vs a Bank (the lender pays the Broker) and there is always the chance that you will save thousands over the years if the Broker finds the best possible financing for you. And when we write an offer, having financing in place as a must!

Let Me Find the Perfect Home for You

It is impossible to see every house which "sounds good". Let me do the initial legwork! I will  preview homes before advising that we view them together.

Once you've been pre-approved and know what price range you plan to stay within, I can help you determine which properties fit your needs and wants, using the (MLS) Multiple Listing Service system.

The newest service I offer is the Virtual Office Website. Go to the Search area, log in first, and then you can see every home the minute it hits MLS...You are seeing what the Realtors see!

The house on this page is being built for a young family who is moving out out from Vancouver to find "a real sense of neighbourhood" with other young families.
